Branch County Abstract & Title, Inc, is locally owned, serving Branch County since 1887.  We are located at 22 Tibbits Plaza, Coldwater, Michigan 49036.

We strive to serve Branch County’s title insurance, real estate closings and other property title services.  Many banks, realtors, mortgage lenders, attorney’s, individuals and businesses have come to rely on us to assist in the final stages of buying and selling real estate.

There are two kinds of title insurance.  Lenders will require a mortgage title policy as additional security of clear title in the real estate they lend against.  An owner’s title insurance policy insures the owner against title defects of the property being purchased.  We examine the property’s title chain to be sure the property is insurable.  Title insurance protects against subsequent issues regarding the property’s title.

Also, we assist in the paperwork and the disbursement of the funds to finalize real estate transactions.  A real estate closing is scheduled with the buyer and seller to sign any mortgage, land contract, deeds and closing documents allocating the money. 

Our company is very community minded and believes in giving back to our communities in numerous ways.  We support many golf outings, local charities, school and service club fundraisers, 4H, Branch County Food Pantry as well as indirectly with our time in service clubs, organizations, committees and schools.
