We are a family-owned, soft-washing company based in San Antonio, TX.

How we tackle exterior-surfaces cleaning might be a little different than what most people are familiar with. We use a low-pressure application of products designed to eradicate organic (bacteria, algae, fungi, moss, etc.) and inorganic (calcium, efflorescence, iron, graffiti, etc.) infestations/stains from almost all other exterior surfaces. This allows us to clean both hardy and sensitive surfaces like roofs, wood fencing, and young concrete without damaging them. In fact, the only time we use a pressure-washer is in conjunction with a surfactant, specifically to lift out tire marks and other petroleum-based stains (normally only found on curbs, driveways, and parking lots).

Our mission is to reduce homeowners, businesses, and even renters demand on HVAC systems in the heat of the summer, and to ensure the longevity of exterior surfaces with biodegradable products, minimally erosive techniques, with results that last at least three times longer than pressure-washing alone, and all at highly competitive rates so that clients can get more and pay less.

Gloeocapsa magma is an ancient species of cyanobacterium that thrives by consuming calcium carbonate (limestone filler) found in concrete, brick, grout, asphalt shingles, and so many other manufacturing materials it even grows on clay-tile roofs. Once it takes hold it creates a protective coating to prevent UV light from damaging it the darker color, in turn, attracts more heat to the roof or structure, and through a mechanism known as non-photochemical quenching (NPQ) radiates that excess heat into the structure, increasing strain on HVAC systems in the summer. Furthermore, as a byproduct of photosynthesis, gloeocapsa magma releases nitrates, attracting a much wider variety of biological culprits, and once fungi and the bacterium form a symbiotic relationship they become lichens, water retention becomes a much bigger problem, and the roof (or other materials) lifespan may be severely shortened.
